Rutherglen Masterplan

Status: Concept

MJF Architects was engaged to prepare a masterplan for an existing nursing home in Rutherglen, exploring the site’s potential for conversion to a mixed-use development incorporating residential accommodation, childcare facilities, and medical consulting suites.

The project required careful analysis of the existing building to determine how much of the structure could be retained and adapted for the new uses. Meeting the specific size and capacity targets for both the childcare centre and residential accommodation — while also delivering compliant car parking — was a complex spatial exercise within a finite site.

The masterplan was developed around a strategy of maximising the reuse of the existing building fabric, identifying which elements could be repurposed for each new use and what new construction would be required to complete the development. Car parking was resolved through a considered site layout that balances access, safety, and the separation of different user groups — particularly important given the childcare component.

The completed concept masterplan demonstrates the full development potential of the site, delivering residential accommodation, a childcare centre of the required capacity, and medical facilities — all within the constraints of the existing building and site. The masterplan provides the client with a clear, credible framework for taking the project forward.
