Stage

1

Concept design

We begin the architectural concept design stage by thoroughly understanding the client’s brief—clarifying their goals, spatial requirements, and budget. From there, we conduct a detailed site analysis to evaluate orientation, access, context, topography, and any relevant planning or zoning constraints. We also research precedents, environmental factors, and user behavior to inform and support our design thinking.

Using this foundation, we generate initial concepts through sketches, diagrams, and massing studies, exploring form, space, materials, and how the design integrates with the site. Our ideas are shaped by the surrounding context, sustainability objectives, and functional layout strategies. At this point, we also begin considering structural systems, material options, and passive environmental design opportunities.

We communicate the design intent through conceptual visuals and narratives, presenting these to the client for feedback. Based on their input, we refine and iterate on the design to ensure it aligns with both the brief and the site’s specific conditions. This stage concludes with a resolved concept design package, ready to move into the design development phase.

2

Design Development

We build upon the approved concept during the design development stage, refining the architectural vision into a coherent and buildable design. At this point, we further resolve the spatial layout, massing, and material palette, while making key decisions regarding structure, building systems, and construction methods.

We work closely with engineers and consultants to integrate structural, mechanical, electrical, and plumbing systems into the design. Through detailed studies, we finalise the façade design, internal layouts, and major assemblies to ensure performance, comfort, and compliance with applicable codes and regulations.

We confirm material selections, finishes, and fixture types, and begin developing technical drawings that bridge the gap between concept and construction documentation. Throughout this stage, we continuously test and refine the design against cost estimates, sustainability goals, and technical feasibility, maintaining close coordination with all stakeholders.

By the end of this stage, the project is clearly defined in both form and function, establishing a solid foundation for the final construction documentation phase.

Development Application

During the Development Application stage, we focus on preparing and submitting all required documentation to gain planning approval from the relevant authorities. This involves translating the refined design into formal drawings, reports, and statements that demonstrate compliance with local planning regulations, zoning codes, heritage controls, and environmental policies.

We coordinate with consultants to produce detailed site plans, elevations, sections, shadow diagrams, sustainability reports, and other supporting materials required by the local council or planning body. Clear communication of our design intent, its impact on the surrounding context, and its alignment with planning objectives is essential at this stage.

Throughout the process, we may respond to feedback or requests for modifications from authorities, and, where required, engage in community consultation. Once the development application is approved, the project is ready to progress confidently into the technical phases of documentation and construction.

Stage

3

Construction Certificate

During the Construction Certificate (CC) stage, we prepare and submit detailed technical documentation to obtain official approval to commence construction. This includes final architectural drawings, engineering certifications, specifications, and compliance reports that demonstrate the building meets all relevant building code and regulatory requirements.

We work closely with consultants to ensure full integration of structural systems, building services, and fire safety provisions. The complete application is lodged with a certifying authority, who reviews all submitted materials for compliance.

Once approved, the Construction Certificate formally authorises the project to move forward into the construction phase.

Stage

4

Tender and Construction Documentation

During this stage, we produce comprehensive construction drawings and specifications that clearly describe every aspect of the building’s design and construction. These documents guide the construction process and form the basis of the tender package issued to prospective contractors.

We prepare detailed schedules, technical notes, and coordination documents in collaboration with our consultants to ensure consistency and clarity across all disciplines. The quality and completeness of this package are critical for accurate pricing and the smooth execution of works on-site.

Stage

5

Contractor Selection

During the contractor selection stage, we issue the tender package to a shortlist of qualified builders, assess their submissions, and recommend a contractor for the project. We assist the client in managing the tender process, evaluating bids based on cost, methodology, experience, and proposed program.

Negotiations may follow to clarify the scope, resolve discrepancies, or enhance value. Once a preferred contractor is selected, we help finalise the building contract, ensuring all terms, responsibilities, and project deliverables are clearly defined before execution.

Stage

6

Contract Administration

In the contract administration stage, we act as the client’s representative during construction, ensuring the design is executed in accordance with the contract documents. Our responsibilities include reviewing shop drawings, responding to contractor queries, conducting site inspections, and assessing progress claims.

We monitor quality, time, and cost, issuing instructions or clarifications as required. We manage variations and unforeseen issues to protect the integrity of the design and safeguard the client’s interests. Upon completion, we assist with final inspections, certify practical completion, and support the defects liability process.
