MJF Architects were engaged to assess the feasibility of converting an existing Kiama property into a dual occupancy development. The brief required two 4-bedroom, 2-bathroom dwellings that maximise ocean views while reusing as much of the existing structure as possible to minimise construction costs.
The primary challenge was balancing the reuse of the existing building structure with the requirement to deliver two substantial 4-bedroom dwellings. Compliance with the applicable Floor Space Ratio (FSR) controls needed careful analysis, as did ensuring both dwellings could genuinely capture the ocean outlook — not just one.
MJF Architects developed a design strategy that minimises intervention at ground floor level to preserve the existing structural frame, reducing demolition and construction costs. The natural fall of the land was used to the project’s advantage: by stepping the building into the slope, both dwellings are positioned to capture north-facing ocean views from their primary living areas and bedrooms. Open plan layouts maximise the sense of space and light, with extensive balcony and alfresco areas designed to extend living outdoors toward the view.
The feasibility study confirmed the viability of the dual occupancy conversion, delivering two generous 4-bedroom, 2-bathroom dwellings. Both enjoy ocean views, open-plan living, and substantial outdoor entertaining areas — a compelling result that demonstrates strong potential for investment return while making the most of the site’s natural assets.
